New Construction of Sustainable Affordable Housing

We provide grants and loans to support the construction of a new affordable housing project to a higher environmental performance standard.
This funding supports measures to install physical infrastructure, to create new housing units that are designed to achieve net-zero-ready building energy performance. Projects working toward NZER/NZE can reach this target through a range of methods and building performance standards. These include, but are not limited to, Passive House©, LEED® Platinum, or Canada Green Building Council’s Zero Carbon Building. GMF does not require certification through any of these programs.
Eligibility
- Canadian municipal governments (e.g., towns, cities, regions, districts and local boards thereof)
- Municipally owned corporations, such as municipal housing service providers; or
- Non-profit, mission-driven affordable housing providers, including cooperatives.
Funding
- Financing (a combination of a grant and a loan) for up to 20% of total eligible project costs.
- Up to a maximum combined financing of $10 million.
- 50% grant and 50% loan*
*Northern providers are eligible for a 60% grant. Please see application guide for details.
How to Apply
- Download and review our application guide.
- Ensure you have all supporting documentation required, including a detailed project budget in place. Refer to the application guide for a complete list (Appendix B).
- Complete and submit the initial proposal form and project summary sheet.
- Receive eligibility confirmation and full application form from GMF within three weeks.
- Complete and submit the full application and project workbook.
